What Is A Home Equity Loan And What Is The Process To Applying/being Accepted For One?

I paid brutally $90,000 for my home. It was a TLC home and I've fixed it up in the past 9 years dramatically. New roof, new walls, siding, porch, heating system, well etc. My home and acreage was valued at $275,000 last year. Does equity play a part in this. Am I eligable for an equity loan? I don't want to go into it without fully intimacy what it is--I also don't want to go to my banker with stupid questions....Another thing. Im looking to develop my own home--hence the loan inquisition.


Let's say you owe around $70K for your accommodate & it now appraises for $275K, you can "cash out" some of your equity.

Equity is the difference between what you owe & what the home is worth or appraised at now.

There are many programs for "cashing out" equity. You could get up to 100% of your equity out. I do not present this &your interest rate on your equity loan will be a lot higher.

You could cash out say 80%, based on my #'s above that would total about $164,000.

& you could use this money towards a down payment & for construction costs with the home you're interested in structure.

You want to make sure you're using your money with the best programs. Talk to a lender who will show you the pros & cons. Don't use all of your transparent cash to sink into building a home, leverage, leverage, leverage & talk to the lender about a "Construction to Perm" loan. (Construction to finished produce)

Home Equity Loan Questions?

I own a home in Oregon appraised at $378,000. It's paid in full. We desire to relocate to Raleigh, NC. On a recent trip we made a offer on a home and it was accepted, the sale is unsettled. To purchase this home I am planing to use the equity in my paid-off home, pay cash for the new home of $230,000, then sale my home in Oregon and therefore the loan would be cleared.

Any advance options for doing this? My payments will be about $1900 on the equity loan and I would sure like to avoid having to pay more then one payment. Can i plead for my payments to be delayed for 90 days? What is the maximum? I wish to sell my old home before having to filch those huge payments.

Any tips or advice is appreciated on how to save as much as possible. Thanks!


You can do an interest only loan on the $230,000 and your payments would be estimable less than 1900.00. I've seen ads for interest only loans for 200K for like 400 or a bit more a month. However, you have to be inevitable there is no prepayment penalty when you pay the loan off when your house sells. If you cannot get an interest only loan for a short time, look into a low intro measure adjustable loan, again with no prepayment penalty. These are the only ways I know. I would check with your bank or a loan manager to see if there any other options. Also, you usually do not have to make a payment until the month following the closing of the loan. But the key is not having a prepayment punishment and of course low or no closing costs. Good luck.

Can I Pay Off A SECOND Mortgage With A Home Equity Loan Or HELOC?

I accept the notion of paying down or off a high interest and/or low balance first mortgage with a Home Equity. Can I use a 90% or 100% HELOC to pay off my Go along with mortgage?
Steve D--this is what I needed to know. I have A+ credit and my Credit Union does a 100% HELOC. My query was would they 'ignore' percentage of the second mortgage if it was to be paid off by the HELOC--sounds like you evaluate 'no'
My second mortgage is at a 9.75% rate on a 15 yr. ARM.

My credit union has much crap-shooter rates on a 90% or even 100% HELOC than 9.75%. I could have $150-$200 per payment affluent to principal rather than the $40 that's going now.

I'm fed up to here with of hearing the aged or older people saying they didn't gather from what they were signing, blah blah blah. While i note for the parents, as they are 90 years old added to here...I also question how all this came about. Leaving the daughter out in the cold. Unfortunetly it is all too tranquil to totter those dean parents, they prerequisite to fall upon the pre-eminent choices for thier kids, but when the kids start playing the parents, it large still leaves the parents in the shlimazl angle. Call it what it definitely is- to siblings that yearning the patrimony.
